Fence panels on the Deal coast do not last as long as their inland Kent equivalents. Salt air, driven rain, and the January-easterly blow all conspire to age a panel run three to five years faster than the same panels would age in Ashford or Maidstone. A properly maintained panel run in Sholden or Great Mongeham should give you fifteen to twenty years. In Walmer seafront or on Kingsdown clifftop, without maintenance, you are looking at seven to ten.
Annual maintenance schedule
Late March to early April is the right window. The winter storms are past, the first dry week has come through, and the wood has had a chance to shed the winter damp. Do the run in three passes: rinse, inspect, treat.
Rinse
Garden hose down the whole run, not a pressure washer. A pressure washer will drive water into the end-grain of the boards and accelerate rot. A soft-brush scrub with a bucket of warm water and a splash of washing-up liquid gets the salt off the seaward face - this matters on any Beach Street or Kingsdown run more than most people realise. Salt residue holds moisture against the timber long after the rain has stopped.
Inspect
Walk the length, check each post at the ground line (push-test with a knee - a healthy post does not move), check each arris rail at the post-connection (loose fixings need re-fixing before the panel goes), check every panel for split boards or lifted battens on overlap. Any repair needed goes on a list for the same afternoon.
Treat
Water-based fence stain, not solvent-based, on any Deal boundary. Solvent-based traps moisture; water-based lets the timber breathe and lasts three to four years between coats on the coast. A single coat brush-applied to a dry face, top to bottom, both sides where accessible, is the right spec. Costs very little in materials for a 15m run.
When maintenance stops being enough
