Gate Maintenance on the Deal Coast - Coastal Kent

A Deal Fencing working-contractor guide

Gates on the Deal coast wear out faster than fences. Every day cycle of open-close, every salt-air winter, every drop-bolt catch in loose gravel, adds up. A gate that is not maintained will start to drag inside three years on the coast, and once it starts to drag the hinges begin to fail. A well-maintained gate will give you fifteen years without a re-hang.

Twice-yearly hinge lubrication

April and October. Wire-brush any surface corrosion off the hinge pins and knuckles. On beach-front and seafront gates this matters - the salt air creates a bloom of surface corrosion inside a season, and if it is left in place it works into the mechanism. After brushing, apply a marine-grade grease to the pins and hinge knuckles (not general-purpose oil - it washes off in the first heavy rain). Cycle the gate open-and-closed ten times to work the grease through the mechanism.

Drop-bolt clearance

Every three months, check that the drop-bolt drops cleanly into its ground catch. Loose gravel, mud, or leaf-litter builds up in the catch and stops the bolt seating fully. A drop-bolt that is not fully seating puts all the load on the top-of-gate slam-latch, which is not what it was designed for. Two minutes with a screwdriver to clear the catch.

Salt-air ironmongery

On any beach-front or Kingsdown clifftop gate, ironmongery should be marine-grade - hot-dip galvanised, stainless-steel hinges, marine-grade coach bolts on the gate posts. If yours is not, and it is showing corrosion, the fix is to swap the ironmongery, not to try to protect what is failing. A full hinge-and-latch upgrade on a pedestrian gate is a low-cost fix, and cheaper than replacing the whole gate.

Timber gate top and bottom rail check

Timber gates fail at the top rail (weather) and the bottom rail (splash-back and ground contact). Twice a year, run a hand along the underside of the bottom rail - if you find any softness or crumbling, the rail is on the failure clock. A rail replacement on a standard pedestrian gate costs a fraction of a whole-gate replacement. Catch it early and you swap the rail; leave it and you swap the gate.

Cedar-clad note

Cedar-clad gates - the beach-front upgrade spec - need almost no maintenance. Cedar handles salt air natively and greys down to a driftwood tone without paint-flake. Rinse the salt off twice a year with a garden hose; that is the entire maintenance schedule. The premium up-front pays back in ten years of no re-painting.
